Location
The property is located on Mangleton Road approximately 60km by road or 45 minutes driving distance west of the city of Hastings via SHW 50 and Kereru Road. These are excellent mostly straight sealed roads. Minor portions of Mangleton Road before the property are metalled. The city of Napier is approximately a further 10 km distant via State Highway 50.
Primary and intermediate level schooling is available at Kereru and there is a school bus service to the farm gate. This is a well supported school well known in the District for providing a high standard of primary education in a quality of environment not always achieved in urban schools. The property has a postal service to the road gate and newspaper six days per week.
Soils and contour
There are approximately 50 hectares of flat terrace raised above the Ohara River Valley on the east boundary and the Tarapeke Gorge on the north–east boundary. The balance of the property is mostly undulating to gentle hill.
Soil types are thought to be Takapau silt loam (flats) and Mangatahi silt loam (hill).
Climate
Because of its proximity to the Ruahine mountain ranges, this farming area normally enjoys a significantly more reliable summer rainfall distribution than the Hawkes Bay average. Normal annual precipitation is thought to vary from 1500mm to 1600mm (Hawkes Bay plains average is approximately 750mm). The main distribution is between April and December but with a normally sufficient summer rainfall pattern to provide for reliable pasture growth.
Winters are moderately cold and summers warm.
Potential farm usage
This area is well known in Hawkes Bay for its reliable summer grass production.
Because of the free draining nature of these soils and in particularly the very free draining Takapau loam flats with their red metal base, the property has potential for a significant degree of intensification, particularly if a winter feed cropping program were to be instigated. The property is particularly suited to intensive bull beef production. Existing infrastructure could be adapted for calf raising, with the ability to on rear weaner stock.
Contract winter and summer dairy stock grazing offers a profitable but simple management option for the property, with a reliable cash flow and minimal investment required.
