24 hrs. Reception - Each Stage will have it’s own reception and office that will be operated professionally. There will also be a concierge and valet parking available to our guests. The reception will also have a Public Relations desk to ensure that our clients are always taken care of.
Transfers - Manor Park is the only Resort Condominium that will be providing it’s clients and guests complimentary transfers on the hour / every hour to the Market Village and town center and another transfer to the beach. These transfers will be operated free of charge and will start from 0900 hrs – 0000 hrs.
Shopping - The main reception will also feature 6 shops including a convenience store, a tour desk with car and motorbike rentals, an ATM Cash machine, a laundry and other stores for the convenience of our clients.
Swimming pools in every stage - Each stage will have it’s own swimming pools and children’s dip pool with large sun deck area. In addition, we have a large swimming pool at Club Manor making a total of 4 swimming pools in the complex.

STAGES OF DEVELOPMENT:
STAGE 1
Two Resort style buildings with swimming pool, pool bar & cafe, sun deck area, landscaped gardens, parking for 92 cars, and BBQ area. Each building will have 2 lifts and private security. There is also a fire lift and a fire escape with full built-in fire security.
Building A ( Ground + 4 floors = 5 floors total )
Ground floor will have a lobby, 24 hour reception, concierge desk, internet corner and a back office. There are 8 apartments on each floor. Half the apartments in Building A face the south looking towards the Hin Lek Fai mountains and towards Hua Hin town and the other Half face the North looking torwards the Khao Yai mountains with it’s magnificent 3 peaks where the Banyan Golf Cub is located.
Building B ( Ground + 8 Floors = 9 Floors Total )
Similar to Building A, this lobby will be a lounge area with an internet cafe. All other floors will have 8 Apartments similar to Building A. The only exception being from the 4 th – 9 th floors, where all apartments facing the East have sea views. The other half facing west will have views of the pool and will overlook the Club House with it’s tennis courts and spectacular views beyond of the Khao Yai mountains to the left, the valley in front and the mountains in the far distance bordering Myanmar.
STAGE 2 & 3
The Construction of these stages will start around the mid of 2009. Both these stages will have 2 Buildings each and will be totally self sufficient just as stage 1.
However, the difference will be that the apartments will be smaller consisting of Studios, one Bedroom and Two Bedrooms. These will be purely for Rentals and will be both affordable and a fantastic Investment opportunity for all.
Sales will open in mid 2008 and we expert it to be sold out completely by the end of 2009.
STAGE 4
The Grand Finale of Manor Park! A state of the art conference center, capable of accommodating around 5000 people!
This center will complement the 500+ apartments that will be built in stages One, Three & Four.
The main problem of Hua Hin to date has been the lack of a large hotel that can accommodate groups of over 400 people and provide conferencing facilities at the same time. Almost all the time, companies avoid Hua Hin for their group bookings, incentives and conferences. They do not want their groups to be split up in two or even three different hotels as it makes it very difficult to manage.
RENTAL PROGRAM WITH GUARANTEES:
7% Guaranteed Rental Return and Owner’s Usage
The developers firmly believe in the potential of Manor Park to generate significant revenue through the holiday rental market. This confidence translates into an opportunity for a purchaser in Stage 1 to receive guaranteed annual returns of 7% of the Apartment purchase price, for a period of 3 years.
How does it work?
You purchase an Apartment for, say, Baht. 5,000,000.00 million.
You enter the Apartment into Manor Park’s rental programme.
Manor Park will pay you 7% of the basic Apartment purchase [excluding all extras and alterations] in monthly instalments on the 15 th of every following month for 3 years from the date of handover. In this example, Baht. 29,166.66 for each month that calculates at Baht. 1,050,000.00.
Commencement and termination
The programme will commence upon handover of the completed Apartment.
The programme will be terminated at the end of the 3 year period.*
Notes
The Apartment MUST be included into rental programme offered at Manor Park.
Participating owners will not receive any of the customer rental income generated for the duration of the guaranteed rental return programme.
During participation in the Rental Scheme the Owner does not pay the monthly Maintenance fees.
PAYMENT TERMS:
Payment terms are made easy and only 35% of the Sale Price will be paid before completion. The final 65% of the Sale Price is due only on the day of Registration of your unit.
Payments are divided as follows :
Sale reservations are held for 30 days from the date of execution of the Reservation Form. During this time Baht. 50,000.00 deposit is payable.
On receipt of your signed Reservation Form, we will forward you a Contract of Sale and Project Maintenance and Utilities Agreements ( The Agreements ). You are required within 30 days to review and execute The Agreements. During this time a further Baht. 500,000.00 will be due and payable.
Following the above Contract payment monthly installments are to be made until completion. However, to ease the burden of transferring small amounts by bank, we are flexible in allowing monthly installments to be paid together up to a maximum of 6 months.

These conditions and prices are subject to change without prior notice. However, once deposit is paid and contract is signed, there will be no change of price or conditions.
The price includes furnishings as described in Furnishings list.
The Buyer is responsible to contribute a payment of approximate price of Baht. 500.00 per square meter to The Condominium Juristic person as a sinking / reserve fund on the date of registration of the land-ownership transfer. The cost of the sinking / reserve depends on location and type of house as described in Appendix of the Agreements.
Buyer is responsible to contribute the central area annual insurance premium on the date of land-ownership transfer registration. (The price will be informed to the Buyer closer to completion ). Approx. Baht. 1000.00 – 2000.00 per unit.
Buyer is responsible for paying the central maintenance fee (Utilities fee) for one year in advance of Baht. 35.00 per square meter of per month.
The Seller shall arrange for the transfer of electricity meter, electricity usage insurance and electricity meter of condominium project warrant, on behalf of the Buyer however the Buyer will be responsible for these payments. Cost of Electric meter installation is approx. Baht. 8500.00 & Electric Meter Deposit is approx. Baht. 10,500.00 – 12,000.00 (30 AMPS)
The Seller shall arrange for the transfer of water meter and water usage insurance, on behalf of the Buyer, however the Buyer will be responsible for payment. The approximate price is Baht. 5000.00
The approximate price of telephone installation is Baht. 5,000.00 per number. UBC installation averages in monthly payment depending on the type of package that is chosen from the Satellite TV provider.
Rental Package in case of joining the Rental program is approx. Baht. 100,000.00
Fee on registration of the transfer of ownership
1. Registration fee 2 % The Buyer will be liable.
