Situated in the most beautiful area of Laurentides, called the Quebec Suisse, with winters full of snow and gorgeous summers, this four seasons chalet is the delice of everyone: either you are a great lover of winter sports, an avid fishing fan, a water sports passionate or just a tranquility seeker, the chalet and its location could satisfy all. Only 20 min driving to well known Mont Tremblant sky resort, 10 min to the pitoresque city of Saint Sauveur (also a sky resort, snow-boarding, tubeing, etc) and you can be in only 45 min in Montreal, the greatest city of Quebec. Saint Sauveur is a great shopping center with its thousands coquette boutiques, big name warehouses and hundreds of different cuisine gourmet restaurants.
The chalet has in its proximity (front and back) two small pristine lakes and there is a rapid brook right on the property running in small cascades and going into the front house lake. All the area surrounding is treed with evergreens, maples and other mountain type trees. Maple syrup producing farms are very close to the chalet. The rivers and lakes are rich in trouts, rainbow trouts and other. Each lake got a sandy and pretty beach and dock (for non motor boats for saving the environment from pollution).

The chalet was just renovated and that included the bathrooms, kitchen, hall way and a new bedroom. The bathrooms were completely redone to the latest design. The water supply was also redone, and a new central vac was installed. The water is pure and very clean (tested) but despite that there is a general filtering system installed and also a Reverse Osmosis just to satisfy the most exigent. The septic system was just emptied. The roof is made of metal with snow breakers, practically lasting lifetime. The garage could host at least two big pick-up trucks or 3 - 4 small or regular cars. In the drive in front could park up to 6 cars. On top of the garage is a huge wood deck (6.15m X 9m) which could host over 100 people for a great party. In the back of the chalet there is another exit to another deck.

With its orientation East-West, the chalet is bathing in the sun the whole day. Is very warm (chaleureuse) in the winter and cool in the summer. Windows are thermopane type and in good condition. The outside doors were recently replaced. The garage door got a new opener and remote controls. The heating of the chalet is the electric type (baseboards). Also the are installed fans as electric fixtures everywhere in the house.

There are 3 good size bedrooms at the ground level of the cottage. Master bedroom is 12x15 feet with an walk-in closet, while the second bedroom is 9x15 feet with normal closet. The third bedroom can be used also as a den or office and got an exit outside on the rear deck. New porcelain tiles on the hallway and the third bedroom while the other two have carpet. A large full bathroom (with under tile heating system), a half bathroom and a laundry with new washer and dryer are also present at the ground level.

Going up on a beautiful wood stairs to the second floor you will find the dining, living, kitchen and entertainment area in a coquette arrangement of open concept type. A large two piece bathroom also complete renovated is also present. All over rustic hardwood flooring excepting the areas with ceramic tiles. The kitchen got new stainless steel appliances including double door fridge, electric stove, microwave and dishwasher. All appliances are energy saving type. The entertainment area has cathedral type ceiling and a wood burning fireplace; also two double sliding glass doors to the big deck.

The chalet is sold completely furnished (as it is) including the 47" large screen LCD TV and the stainless steel BBQ on the large deck (as a bonus the charcoal BBQ in the garage).

Excluded are all the personal belongings.

There is Internet and cable TV in the house.

A very small community fee ($35) yearly, allows you to use the tennis courts, fish in the lakes (you have legal access anyways) and participate at various meetings and fun enterprises (like wine & cheese tasting, moon light snow walking, etc).

The Mirabel International Airport (North of Montreal) is only 20 minutes away.

The chalet is recommended for MULTIPLE PURPOSE: as a vacation property (for all the seasons), as a retirement property (for the fresh air, tranquility, beautiful walking trips and proximity to the city - easy one minute access from the highway to the house), as a rental property or as a day to day living property.
